As a first time business, this client wanted to create a peaceful studio where she could run her studio space. She found the location in Congress Park on the second floor with plenty of light and key views to serve as a backdrop to the exercise class.
We found that assembly type uses on the second floor can prove to be a challenge in an unsprinkled building. We were successful in getting the permit for the space, without an elevator even though it was new use in a new building. However, the City of Denver did require the inclusion of two new fully ADA bathroom as part of the project.
